Having a Legionella risk assessment in place is for many people a legal requirement under health & safety law. If you are a landlord, employer or in charge of or responsible for a property and in some cases even if you work from home then you should have a Legionella risk assessment in place and carry out regular reviews. Risk assessments need to be carried out by someone who is competent to determine the possible risk from Legionella. To remain valid a risk assessment should be renewed at least once every two years. Simply not having a risk assessment in place could be seen by the courts as a breach of health & safety law.

Our Risk Assessment Service
Each risk assessment involves one of our team calling to your property, carrying out a physical inspection, inspecting control & prevention records, assessing any training requirements, carrying out water testing (if required) and completing a written Legionella risk assessment based on the findings of the inspection.
We carry out three types of risk assessment as well as offer a DIY service for smaller domestic sized systems;
"with testing" water should be tested at least on an annual basis (if it is required), as a part of the risk assessment we can take water samples to be tested by a UKAS accredited laboratory.
"without testing" we can carry out a risk assessment without water testing, but you should make alternative arrangements to test your water if required.
"representative" section 2.146 of the ACOP allows for a representative risk assessment to be carried out for housing associations, local authorities and landlords who control several properties of similar design. Please email us for more details.
