Health & safety law requires that a suitable and sufficent risk assessment must be carried out by a competent person to identify and assess the risk of exposure to legionella bacteria from water systems at your premises as well as any precautionary measures to reduce the risk.
Since 2013 domestic rented properties have required a Legionella Risk Assessment. The need for a risk assessment was confirm in HSE case 357. However, most domestic properties only need a simple assessment, do not need water testing or eleborate control measures.

Our assessors will measure the performance of your property against the requirements of the HSE's ACOP L8. To ensure quality our assessments are carried out using BS 8580-1. We will also inspect any control and prevention records you may have to help assess the risk at the site.
Once the site visit is complete, a written risk assessment will be produced which will include an Action Point List and a site specific Control Scheme with our recommendations to minimise the risk of Legionella bacteria at the site.
